Moving to the Yosemite foothills: a newcomer's checklist
The Yosemite-Sierra foothills trade traffic and crowds for oaks, granite, and elbow room. If you're thinking about the move, here's the checklist locals wish every newcomer had.
1. Pick your town by lifestyle
Oakhurst for services and an easy basecamp; Coarsegold and Indian Lakes Estates for classic foothill living close to Fresno; Bass Lake for water and vacation-rental potential; Ahwahnee, North Fork, O'Neals, and Raymond for more land and more quiet.
2. Understand the water
Most foothill homes are on wells. Ask for depth, gallons-per-minute, and a recent test; on vacant land, price in the cost to drill and permit a well before you buy.
3. Check septic
It's septic country, not sewer. Get the tank's service history for a home, or a perc test for land.
4. Learn the fire picture

5. Sort utilities & access
