Indian Lakes Estates, Coarsegold CA
Indian Lakes Estates is a wooded foothill subdivision in Coarsegold, Madera County, about five miles southeast of the center of town and sharing an eastern boundary with the Chukchansi Gold Resort & Casino.
A little history
It's classic Sierra-foothill country: one-acre parcels scattered across oak woodland and granite, at roughly 2,250 feet of elevation, connected by County Road 417. It's a small community - a few hundred homes among working families and retirees - with the quiet, the wildlife, and the night skies that draw people to the foothills.
The land here was once part of the mining country around Narbo and the Picayune district. Indian Lakes Estates itself was promoted in the mid-1960s as a foothill lot development - marketed, optimistically, on the promise of "miles of shoreline." In practice the lakes were always modest and seasonal; the real draw has always been the land, the oaks, and the location. Decades on, it's a settled residential community rather than a resort.
Living here
Straight talk on "lakes": Despite the name, Indian Lakes Estates isn't a lakefront community. If open water is what you're after, Bass Lake up Highway 41 is the real thing. What ILE offers is space, quiet, and foothill scenery close to services and Yosemite.
Day-to-day life runs through Coarsegold and Oakhurst - groceries, schools, medical, and the Highway 41 commute toward Fresno one way and Yosemite the other. The neighborhood is served by a property owners association, and community improvements over the years have included a park pavilion and playground supported in part by Chukchansi community grants. Homes are on wells and septic, with propane and PG&E power - the usual foothill setup covered in our buyer's guide.
Real estate in Indian Lakes Estates
Inventory is a mix of one-acre homesites and single-family homes, from older foothill houses to newer custom builds. Vacant lots turn over regularly - appealing if you want to build - but rural land comes with real due diligence around water, septic, and fire. Here's what's active now:
